Compliance with complex laws and regulations: California has some of the most stringent and complex landlord-tenant laws in the United States, such as the statewide rent control law (AB 1482) and various local ordinances. As your property manager we help ensure compliance with these laws, including proper handling of security deposits, lease agreements, evictions, and maintenance responsibilities, thereby reducing the risk of costly legal issues.
Property maintenance and tenant management: We oversee the day-to-day operations of the rental property, including coordinating repairs, handling tenant complaints, repair emergencies and maintenance requests, and conducting regular property inspections. We also screen prospective tenants, conduct move-in and move-out inspections, and handle the lease signing process. By taking on these responsibilities, we allow owners to have a more hands-off approach to managing their rental property while ensuring it remains well-maintained and occupied by qualified tenants.

Edward Ureno of Team U is a licensed Realtor & Broker with decades of experience successfully renting and managing property both for our clients and for himself. In addition, he also carry the CAM (Certified Apartment Manager) designation and we belong to REIAOC (the Real Estate Investment Association of Orange County), and the Apartment Association of California Southern Cities and SoCal MLS. Here are just some of duties you can entrust TeamU to perform while under our care:
- perform competitive rental rate analysis
- meet and coordinate with contractors
- work with owner to prepare property for showing
- photos, videos and social media presents
- publish the property on MLS, Zillow, realtor.com etc
- write advertisements, create website and social media
- communicate with prospective tenants regarding questions prior to tenancy
- provide application and set rental requirements
- run credit checks and/or other screenings
- complete rental lease, and disclosure paperwork
- communicate with HOA and address any violations
- collect rents & other charges
- collect laundry & other onsite income
- send and receive tenant notices (rent raises, notices to cure etc)
- communicate with tenant regarding repairs and concerns
